I'd also like to add that each and every property is freshly renovated with a tenant in place before closing.

So funny....I'm an  exmilitary as well..I'm in st Louis...was wondering if there is people in my area that can willing to network with a fresh new guy that trying to get into that business...Reading a lot about real estate...but needs more ...Great community btw...

As others have posted, sometimes it is just nice to get outside, get some fresh air and unwind.

Short of that evict them and start fresh. 

People love to live near water for the beauty, activities, and fresh air.  

Win/win...seller gets cash for next house, cashflow for 2-3 yrs for me and my tenant gets a nice freshly remodeled house.The only cavet is that the mortgage broker told the seller that since they still have the mortgage in their name it would count negatively against their debt to income ratio and they wouldn't qualify for the next home.Looking for alternatives.
