I am going through the process now and hope to have my first property by December.

I can't speak to IL law nor am I familiar with eviction processes there.But last month's rent is exactly that. 

So to delay the process of saving for an eternity for the down payment on my first property I decided to apply for a HELOC.

Fortunately, I had a mentor (my mother) who guided me throughout the entire process.

Apparently that way to make it easier to show during the sales process. 

In my state there is a condominium declaration, which is a legal process to subdivide a property into individual condo units.  

I am in the very long process of having a database, built from scratch.

Now I got to the point to start flipping houses and I am in the process finding private or hard money lenders locally.Good luck

They were looking for direction on where to start in the real estate process, and I tried my best to give them the information on what I would do in their shoes if they didn't have the funds to pay realtor commissions, closing costs, repairs and everything associated with getting the house sold.
