As for what my step father responded; I guess in the past when landlords across town would accept rent and apply it to past late fees, then evict on the current balances, judges would throw out the eviction since the landlord paid off the late fees first and not the rent.

I know my way around a house, have been known to fix darn near anything, and am not afraid of a challenge.Worst case I stay on my current path and pick up at least one more SFH this year to add to my current rentals, best case I partner up and learn a new avenue of RE investing.This is a shot in the dark, but you never know till you throw it out there.

If you're having a buyers agent throw you deals, simply have them list for the seller, rep you as the buyer (A-B) and then re-list if for you on the B-C side.

The underwriter's will throw up road blocks and you will have to work a little harder.I personally stay away from FHA end-buyer's for the simple reason they are the least performing of all types of buyer's.
