Evaluation of a property

Super noob...just wondering if there was a quicker way to inspect a property. It seems to take me hours to look at a property, because I have to count everything that needs replacement. I hate taking realtors time...and mine. Can anyone give me some pointers? I am just worried, as this is my first deal...and dont want to overlook something major, and lose money. Any advice will be greatly appreciated!

The more of these you look at, the faster you will get at it. Find a good checklist, use a voice recorder for verbal notes, and take plenty of digital pictures (you can always delete the bad ones). After you gain some more experience, you can do your first looks to determine an offer in 15 to 20 minutes. Bigger buildings and multi-units could take longer. If your offer is accepted, then you can do the more exhaustive double checking to be certain nothing was missed as part of your due diligence period inspections.
