And I don't even mean you lose 10's of thousands but if you have no money and your 19, even if the property gets a couple vacancies and you're in the red $500 a month... that is probably not sustainable very long for you.

If you do it the “easy” way and only buy 1 building each year with the max number of units you’ll only have one down payment to come up with and by year 4 you’re into commercial loans where they are based not on your income but on the ability of the building to sustain the project.

@Anna SamTo piggy back a few other comments:If one buys real estate with proper leverage, ample cash reserves, and manages the property in a professional manner, LONG TERM the investor is almost certain to win barring a complete economic collapse.
