I don't think it's a service dog as much as an emotional support dog.     

As long as you have the income and structures in place to support it, this investing strategy seems like a fantastic way to scale without having to put any extra money down and just make more money (assuming of course that you're okay with the leverages).

Many of the sellers are asking for prices that are WAY above ARV and the comps do not support their asking price.

You have options.if your income doesn't support the refinance you're looking for for whatever reason,  you should look into doing a no income verification refinance. 

This doesn't JUST mean that hourly employees will have fewer hours, it means all the small businesses that support the industry (venues, catering, staffing, rentals, florists, DJ's, bands/musicians, photographers ... the list goes on and on) will have a period of lost revenue, OR potentially, if the country decides to go completely bonkers and continue shutting everything down like Italy has, no revenue at all.

Additionally, we have a support team of electricians, plumbers, hvac, cleaners that are our response crew for any issues that would pop up.

When you decide to take it on yourself and build a structure with a flat roof with 2x6s that span far with no support and it collapses from snownload and kills someone renting your unpermitted structure that you built.
