Dec 2o17 a Waikiki condo is listed at $185,000 no one buys it till June 2018.I passed on it because I'm stabilizing something I bought recently. 

Just a few months ago I referred a family to a house FSBO on craigslist, I was their interpreter, homeowner did all the paperwork, family bought the house, owner texted me thanking me and sent me a handsome gift check which I was not expecting at all, It's always been my pleasure helping ppl).Thanks again.

Hello BP,A year ago I bought a condo in Niceville Florida that I kind of rushed into.

Most of these deals will be bought up all cash with low DOM.

Funny you mentioned Starbucks :) we just had our first store in town late last year. 

I'm also thinking about storing lease documents on the website and creating a way for tenants to submit help request online.  

I can tell you from an underwriting perspective though, banks are now looking very heavily into when you bought the home, did you buy owner occupied, did you move out early, and refuse you on even a Fannie/Freddie loan if you are trying to buy another owner occupied ahead of twelve months. 

If I bought the properties, I will need to fix the roof, the entire house, need new heating system, new AC, pretty much new of everything.
