While it is true the properties definitely are not in the best condition (not unlivable but not brand new) and our timeline/budget isn’t conducive right now to a full rehab, what I find the most concerning is the agent is basically telling us this area is a bad place for investors.

You may be better off using traditional financing unless the condition of the property prohibits this.Otherwise as others have suggested, you may want to consider wholesaling to bankroll your first investment.I'm a local agent in LV, and I'm also an investor, so please let me know if you want any additional insight.

We have something called an "inspection period" where the Buyers have the right to conduct any number of due diligence actions (conduct the necessary inspections, collect paperwork, feasibility, collect bids) to make sure the property is sufficient in quality, condition and use of the Buyer's intended use.
