Just pondering but have you done a comparison of using 2nd home financing and leaving a unit empty vs taking investor financing and renting all?

When the time comes to sit down with these people, I'll likely have something like our excel spreadsheet, maybe templated out with more pictures of before/after, scope of work, marketing details (days on market, list price to sold price comparisons, etc) to make them comfortable with the idea of lending to us.  

Then you can look at comparisons and have a basis for getting back to them with a different price.  

I ask that because there are certain things that need to happen in a sequence.

Give a clear sequence of steps with time limits for response.

I did an apples-to-apples comparison to make sure I was getting the exact same unit as the higher quotes.
