If it were me, once I had my financing strategies in order, I'd look for a realtor that is also a proven investor themselves and understands numbers and all financing options....people I recommend in our market are Marcus Auerbach, Homestead Realty, Premier Point Realty & Modern Milwaukey Realty all brokers who are also successful local investors.....as it pertains to real estate investing, having a realtor that is skilled in investing is the same as choosing an accountant because if you're going to be involved in real estate, you definitely should have an accountant who specializes in real estate investing and not just landlord investing--ALL aspects of investing from rentals, flipping, self directed/SoloK, structuring etc---they should love real estate as much as you:) I was just involved in a deal on a Cudahy duplex house hack where the investor used FHA financing from Lower.com and I was quite impressed with them.

I've read conflicting information about what triggers you to have to pay self-employment tax on your short-term rentals.There seems to be a consensus that the following does:Airport TransportationProviding cooked mealsOffering ToursCleaning during the guests' stayDecorating the property for a party as a serviceI'm not sure if these would cause me to have to pay self-employment taxes, as I've seen these items on a couple of lists but not most:Providing a coffee stationProviding a welcome basket with food itemsProviding bikes and kayaks for the guests to useDoes anyone know where the line is of what you can and cannot do and provide?

Tenants Still Can't Move Out by Last Day

After I questioned him why, he told me he still has a lot to do and will store his belongings at a self-storage space and then start to appeal to emotions and say how he has been paying rent on time for almost 10 years, how a faithful Christian he is, how he has been paying contractors to fix problems instead of me paying them (he never notified me when he did it), how he has replaced my old worn mini blinds with his new mini blinds at no charge (but without notifying me when he did it), and tell me to give him some more time.

If I do have cash in, I am usually only looking at deals with 25%+ COC returns, and that includes pulling out money for capex/repairs/vacancy and calculating for property management (even though I self manage right now). feel free to message me for a more in-depth discussion or if you have some properties you'd like to look at #s on.
