Alright guys, after being stubborn and beating my head against the wall on dozens of potential scenarios I have decided to seek out some help from those that have been down the same road I am about to venture down.I am 33 years old and my wife is 30.

I am currently seeking an investor for the acquisition of the lot next to mine for assemblage with the purpose of constructing a multi-family condominium building.

I tried to evict a tenant in Chicago on my own without any legal guidance and, of course, my notices were not up to legal requirements and the judge kept dismissing my case.

Not sure if you were asking the question in general, or actually seeking someone with the question.

I have not seen a $10,000 repair on $30,000 purchase end up being a success, unless  you are seeking high risk and high reward, I think you need to take high reward out of the equation, because you will find yourself exhausting money to replace tenants and complete on going maintenance.  

I have done what I feel to be a good amount of due diligence for determining my investment criteria, but am lacking good resources to answer some of my questions and provide general guidance.

As anyone would, I would greatly appreciate any guidance in starting up and recognizing great deals from those with more experience than I.
