Here in Tucson, there was a big PM company that folded last year because it turned out that their accountant or internal bookkeeper or one of the partners had over time stolen several hundred thousand dollars in owner reserves, prepaid rents, tenant security deposits, etc.

We have a few hundred thousand lying around.  

We have an A-list of buyers that is several thousand people deep and it took years to build.Best of luck...

The even better news is that I expect to close on our next property a week from tomorrow: A SFH with an improved value of $92-97k for a purchase price of $39k, including a couple of vehicles and attic contents that should net us a few thousand.

I think you have to look deeper into this. because its talked about so much on social media and a site like BP and there is this mind set that wholesaling is the way to get cash then take said cash and buy and hold. ( you see that verbatim in numerous posts).. literally there are thousands of one trick pony's  I am not sure what the minimum run is for the mailing services but I would imagine 250 to 500 bucks and your in the game...

If you attack the frontage windows to get dual pane, use the Anderson wood frames and not the vinyl plastic stuff - - just ruins the architecture. 

There are thousands of 2 bedroom cabins with 1 bedroom septic being rented with a 6 person max.

In large sale with thousands of properties sometimes a good one or two will get overlooked.

Milwaukee lost tens of thousands of manufactring jobs every year in the late 70s and 80s.

And with rents going up as high as they've been, you'll not necessarily going to get a higher rent with CMHA like you would a few years ago.But I've seen cash tenants ruin properties just the same as tenants with vouchers.
