@Justin Frank the fact that they are trying to sell for $25k less than what they bought it for 8 months ago is a huge red flag for me.

I recommend not wearing anything bright red, my one experience with that was that visitors seemed to think I was some huge territorial bird defending the open house.

One error on one number, perhaps; but both wrong...red flag. 

If they say no, background check shows nothing, and the current landlord says yes... red flag, check it out. 

In that scenario, best case you receive less proceeds, worst case you are in the red.

If the tenant doesn’t stay for at least 2 years I’m in the red. 

Just did inspection and am awaiting on appraisal but I have some concerns which I don't know whether to file under newbie jitters or red flag.Property is a 4plex (1 bedrooms) in Pueblo CO was previously bought early 2018 for $140k nicely renovated (not full gut) and now for sale for $355K with apartment rents at about $3800 plus potential to rent out 2 car garage for about another $200. 

Once red tagged you are in violation and housing will be retagged and fined yearly.

That's always your biggest red flag.
