Most flippers I know have moved to other income sources and out of area markets (Eastern Wash, Oregon, etc). 

If you are really worried or if it is really ugly, use TSP to wash down the sheen (let it overnight to dry fully) so tomorrow morning should be good, this washes the sheen off, and you probably need to primer and coat it 2 more times.

You don't have to be COOL your the property owner,, and nothing is Cool about that.. your the boss you set the standards so set up the pressure for them to comply.
