The LLC, if you are managing them yourself your issue is if you are found negligent or personally liable regardless of the LLC for your OWN actions.

I'm a newbie too and I recently just finished a Bootcamp and I figured the best education is action, mistakes and all. 

Agents can spin or omit crucial details in order to get paidI hold an open house on weekend or whenever is convenient for me and give prospects a 4 hour window to see property.I find when tenants see competition you tend to get property rented fairly quickly.Little things like prospects calling, emailing, signing contacts, sending deposits, when they say they will can give you a pretty good indication of the kind of tenant they will be, and if you combine their integrity/actions with the things I mentioned in earlier post you should be good to go. 

How do you know when you've gotten an appropriate amount of real estate education and it's time to take action?

These are some Wealth Creation Strategies that the Ultra Wealthy employ all the time as their biggest concern is Wealth Preservation.I know this was a 30k foot overview of the possibilities but like I mentioned, it would take a very long post including charts and narrative to go over the "fun" and being honest probably way beyond the scope of this forum.Get with a strong Attorney, Estate Planner and CPA to put the game-plan in action.

@Sebastian Taylor A parallel course of action you could pursue while continuing on with selling the house to to find a someone looking for a house, but who cannot get a conventional mortgage (self employed, recently divorced w/ credit hit, etc).    

I humbly request any input and further ideas from BP on what other actions I could take.
