I am about to try land lording in California then maybe try raw land in Temecula wine country and build a bed and breakfast.

It was bad  that's all I can say... in every sector in 80% of the country.

After learning everything that I can, I'm strongly considering looking into several different tax deed counties around the country where I can pick up an Over The Counter (OTC) aka leftover Tax Deed property. 

I think the thought was nice, and it's refreshing to see people who actually care about their tenants, but unfortunately this country has become addicted to suing eachother over everything.

If you have some cash to spend then be prudent with how you invest those dollars and build some relationships while increasing your knowledge.The last seminar I went to in San Diego (other side of country from me) cost me about $1,500 including travel expenses.

Depending on what part of the country you're in, different fixes are used for these types of issues.  

I have read a lot about the vast differences in markets all over the country and there seems to be a lot of evidence supporting it.

Most economists would say it's just the opposite...If anything, the tightening of lending in this country over the past several years will create a bigger disparity between rich and poor than it will level the playing field.

Another thing I would add is that select private placements and inside deals are where a ton of money is made in this country.
