The example I've been given by numerous attorneys is if the Seller experiences a medical situation and Medicare is needed, they cannot get that care as long as they own that property and they are then forced to sale, or it can be attached by Medicare.

The sold prices for similar properties are all over the place for the last year.Especially with the insane bidding wars last summer into early fall 2021.I am second guessing myself comping out possible flips because of the unprecedented sales prices that took place.Thanks like always BP fam!

I recently sold a quadplex that had averaged 3% ROE and it was constantly needing repairs with long vacancies partially due to how hard it was to draw good tenants in a war zone. 3% means 33 years of cash flow at sale.
