The example I've been given by numerous attorneys is if the Seller experiences a medical situation and Medicare is needed, they cannot get that care as long as they own that property and they are then forced to sale, or it can be attached by Medicare.  

The bidding war has stopped.

I'm thinking there was a bidding war amongst people who didn't know what they were bidding on. 

The sold prices for similar properties are all over the place for the last year.Especially with the insane bidding wars last summer into early fall 2021.I am second guessing myself comping out possible flips because of the unprecedented sales prices that took place.Thanks like always BP fam! 

I've encountered this numerous times before and I could not get the lender or title company to accommodate any other method. 

I recently sold a quadplex that had averaged 3% ROE and it was constantly needing repairs with long vacancies partially due to how hard it was to draw good tenants in a war zone. 3% means 33 years of cash flow at sale. 

In any case, you're not going to find a house "already rent ready" and buy it for $70k unless you are talking some real poverty area or war zone.

I watch numerous podcasts.

So yeah, guess I kinda hit the breaks but still look every day, numerous times. 

Again, goes back to not having to reinvent the wheel. 3) Referral Opportunities: Over the years, I have received numerous referrals from other agents around the country that have found me through the company referral directory, or that I've met at a company conference, and sending referrals to another agent has been easier also.
