Purchased the software and have had no luck with the "on boarding specialist" at all. many email and phone calls gone un answered.

There are property management companies that have services where they help with the leasing agreements/screening of tenants if desired and then leave you to self-manage, however, there are also other software services/apps that you can figure out if needed.

The tenant agreed to fix the breaches (and I think they meant it), but I will be monitoring closely going forward. 

I prefer this method because it's 24/7 monitoring.

I received an email from my PM in Phoenix that said, "On a recent routine audit we found an account code mistake within our software for your property"  and  "As a result, you have not been charged a management fee since March 2020.

Hello, is anyone aware of any tools or AI software programs in which you can input all STR data points (purchase price, % down, interest rate, annual STR rent, management company % cut, taxes, fees, HOA, insurance, estimated expenses, and all other relevant data) which will provide cash flow and appreciation projections annually and cumulatively over time based on specific markets, zip codes, cities, etc.?

( kolars, kimba, agent, monitor...smh) u sound like your spinning this in to some type of personal vendetta, u must be new to property management or something.

They seem to be a little more sophisticated in terms of the owner experience so I would imagine they do a better job of monitoring the listings for fraud.

I would like to know what software are you using to keep everything organized?

Bigger Pockets has some great state forums and usually there are good locals that monitor those.
