Another thought, is ask an investor to mentor you through a flip or two.

As to contracts, all contracts, of any kind are state specific in the U.S. especially real estate contracts.Being passionate won't make you much money, unless you're passionate about learning.When you were in school, did you begin in junior high school or did you begin in the first grade? 

After our phone call that sounded very interesting as him being a mentor and walking us through out first deal, I asked him to send me some more info on his program. 

I've been working as an agent for a few months, but I feel that I could benefit from a mentor that has a lot of real estate experience in Miami.

The best way to learn is to do ... because you're young, maybe you can find someone to mentor you between semesters, or in the summer.I would not recommend becoming a real estate agent until you get to the point in your investing that not being an agent is holding you back.

My realtor mentor had $550,000 stolen by his bookkeeper over a 10 year period of time! 

If you want to be on a team of Realtor's, this may not be the one, but I like being more individualized personally with a mentor who can always help whenever I call. 

We're also interested in looking for mentors to help us grow in REI.

I don't want to come off as I want a mentor but someone who can help me out to not make the wrong decisions.
