I get conflicting information particularly on the rental amount for vacant units (whether can charge full market rent or is it the 20% over the last rent charged).

Based on the Insurance Market in FL now, you may want to check on both options.Those policies are designed to provide Property and Liability coverage together.  

Not to be judgmental but most of the SROs I've seen in our market are not in the best condition...but the same can be said for roommates :)  I think it's better to keep the leases on the same timeline not matter which path you take.

Market is crazy right now with multiple offers on most buildings that are priced right, so definitely a great time to sell!
