The market is very hot, out first choice was near the PF parkway but they accepted the other offer knowing we were going to look at the property a second time in 24 hours and probably put in an offer that afternoon, so the white oak one had a bigger living area for when family comes down for vacations as we also want to use it.

You have to decide if you want to accept their terms or not.In my town, a HELOC is usually based on an appraisal that is done by a 3rd party, not a county assessor.
