I like long-term rental or Section 8, you get great loans, steady cash flow, and with the right tenant not a ton of work!

I have a few questions and wondering how you are are handling these situations.  1. 

So if your property is to appreciate only 5% a year, and you put 20% down on a $200k property, you would be earning $10,000 in equity every year NOT including loan pay down.

This makes the initial loan amount look more attractive.

We cant seem to get a conventional loan on just one income. 

The scenario you described is akin to playing the role of a lender and paying yourself the loan percentage—investors pay themselves much like how a bank or private hard money lending institution would handle it. 

Has anyone closed these new 40 year DSCR cash out loans I see advertised as fixed rate options? 

I was unaware of the training requirement in this situation, so will study-up on this some more for next time.
