Rental lease in Baltimore City and screening tenants

I work for a Property Management company and have done it for years so I am not a rookie.  Running my own properties is something new for me.  I have a few questions and wondering how you are are handling these situations.  1.  Any ideas on where to get a Baltimore City Lease agreement?  Going through an attorney can be extremely expensive and would be curious if anyone has another source?  2. Is there a good software that you would suggest to allow applicants to go and apply for an apartment?  I am using Stessa right now, but this seems more accounting oriented and their forms are very generic and not specific to an area.  If someone applies, how would you suggest that we run credit and criminal background checks on them so I can see if they are someone I would like to run credit on?  Thanks for your input and appreciate any guidance from the group.
