I'd like to see a legitimate reason why a realtor would refuse to show a place to a buyer without saying, I'm not making enough for my time on this place. 

They will yell and make all kinds of ominous threats about legal action, but if they are not legitimate, they don't want the scrutiny of a judge, so they'll just fade away.  

I don't want to go into details, but they had a legitimate pretty terrible financial setback due to no fault of their own (I checked it) on their second month. 

Show him the comps, review the cost of repairs with him etc to show him you are making a legitimate, reasonable offer.

It worked fairly well but in the 2 years I was playing with it legitimate robomowers started rolling out that are comparable in price to what I could build but autonomous.I really see landscaping taking a hit in the near future hard.

Your concern about a misfiled mortgage or deed of trust is legitimate, but that is what title insurance is for.
