So NIMBYism will survive.What we're more excited about here is SB10, which upzones small multifamily to larger multifamily along rapid transit routes in cities.

This larger home would cost us $1.1 million+ all closing costs and start up costs to make it STR- ready (it comes partially furnished and needs no renovations).

About the 4-5 year mark I will start seeing larger returns.  

You'd be exchanging into a larger property than you otherwise could purchase and benefit from the scale of an asset like that.

The beauty is that your tenants may be able to cover that "new, added debt" for you, AND, you'll have that liquid cash to start over..... but you better do those numbers carefully.or.... go with either of the plans you mention.... it all sounds good.

I've currently got a portfolio of 45 properties in Austin TXD  I'm tapering off of buying rentals only because I need to preserve money and because I want to build more liquidity in general rather than just equity.

With the money remaining, we'll likely put it into the market to grow a little and look for a larger investment, like a small apartment building, to generate additional cash flow.
