Thank you Jeff.I have a ten year hold, then sell plan.I've estimated all Cap-ex  projects that could/may come up in that period, including interior and exterior repaints, septic systems, etc, etc.The question was more about the expenses that pop up at vacancy; such as landscaping touch up, extra cleaning, etc.In a perfect world, the tenant will leave the home perfect and I'll return the security deposit, and re-rent the home with no more than a months rent lost and some utilities and lawn care...We have inherited some 10+ year tenants, really love them!

However with how COVID has changed the higher education landscape as well as other things I'm sure that trend has been shuttered a little. 

By definition a tenant in AZ paying a $1000 monthly rent is most likely paycheck to paycheck, will not maintain landscaping and will end up being the bad neighbor.

Check the grade and have a landscaper bring in heavy clay soil if necessary to build up around the foundation.After you have done these three things and you still have problems it's time to call a basement contractor and have the drain tile system looked at.
