Get off your couch and knock on doors, or drive around writing down addresses and start sending mailers.

Opportunities knock every day.. most of us fail to hear it or fear to grab it (and yes, I have been one of those for many years).

But I guess when opportunity knocks, you won't say no to commission = ) Feel free to PM me to chat more Chris. 

Some people might not like my advice and call me too conservative but dreamers always knock on the conservatives door when they need their *** bailed out.

Also, I also did not have a degree related to real estate but decided to go to "the school of hard knocks" meaning I worked part time for my landlord (odd jobs around his properties) - he would add up my hours at the EOM and subtract from what I owed him in rent - obviously not a conventional employment opportunity, but it allowed me to learn my way around rentals, spend time with an investor .. and lower my rent! 

I plan on knocking out my student loan debt as soon as possible.

You may have to do some direct marketing, driving for dollars and/or door knocking to find good deals.

I've done a few deals now, but currently took a job that requires me to be out of town a good bit, so I won't be able to do things like Drive for Dollars, Bandit Signs, Door Knocking, etc, nearly as much as I used to.
