@Nate Smoyer, As a customer I found the features to be mostly comparable for my use with innago, tenantcloud and avail. with 60 units at $5/unit/mo, avail would work out to be more expensive than appfolio or buildium. in avail's favor I found the interface to be more polished than innago and more intuitive than tenantcloud.

The first thing they want is proof that you are going to pay them back.It doesn't seem intuitive, but the no money down deals are much much easier to find if you've got money and good credit.One thing you could consider is to buy just one of those buildings.

PRELIM LAND PLANNING- do a preliminary layout, please remember stream buffers, speciman trees, ANY juristictional waters (its a good idea to have you county water systems guy come walk your property with you to verify any juristictional water systems and what the required state and county buffers are for those systems).
