Property valuation question/Reverse two story

Im looking at a fixer reverse two story. It is built on a mountainside, so the main living space being on the second floor works well for taking advantage of the veiw. The downside is that the two car garage on first floor has no direct entry into house as you would have to enter into bedrooms from garage. If you park in garage, you must go out thru man door and up exterior stairs to main floor.

Its in a stable market and comps are selling in the $265K - $300K range. I can get it for $120K and with $70K rehab it will beat most the comps. It also sits on two acres of ground and has view, which most comps do not have. Im thinking the privacy, acreage, and view might make up for the inconvenience of the reverse layout.

My question is, with all else being equal, how do you feel this layout would compare in both retail price point and saleability?
