Not at all we've done many & the last one (2017) was a a $2500 rehab with a new kitchen, scratch & dent appliances & a new shower stall base ($50) & .49cent/tile for the surround (we got the tile at an auction).

. electric cord to neighbors property. shut off main breaker. chain my grandmother to a treadmill and a generatorbut seriously. solar panels. energy efficient appliances. energy proofing (windows,doors,insulation,etc)

Another landlord told me that so long as I'm the owner and I DIY it to code (I'm surrounded by licensed tradesmen), permits, while encouraged, are not required. 

What need to do if the lease has months to go and who should collect the rent.Is there any type of legal document that could enforce previous owner surrounding the rent after losing the property.

We've got consistent 1% RTV, 60-80k price points with 8% rates of return, low taxes and a market super insulated to recession! 

Want to inform myself on best practices and pitfalls to avoid surrounding property / tenant takeover.Any help is appreciated!

I have a section 8 tenant, so I learned a lot about all the regulations and rules surrounding that.

What I see now are buildings that are literally falling down and the asking price is basically the same as the rest of the surrounding houses in the same street that are not in disrepair.

Any recommendation on great general contractor that has experience working with investors in the Charlotte and surrounding area?
