I can honestly say the most expensive thing I've done on a single item is $4500 for an hvac unit.My personal goal is to get a 100% return on any item I install on a house (total price + labor = $100, sales price goes up to recoup the $100 and puts another $100 in my pocket).

I usually put in metal screws at an angle to prevent someone from kicking in the backdoor instead of locking the deadbolt and screws to prevent someone from opening the downstairs windows

You would need to have a sump pump installed for the water, and a dehumidifier to remove the moisture to prevent mold and mildew issues.
