@Bryan Leon, these are questions you are best asking the 1031 intermediary you will use for the deal.

AB 1837 attempts to address that but hey, it's the government so for sure they'll screw it up if 1837 passes.

Show the deal to someone doing deals in the area, they can tell you in 20 seconds what its worth fixed.
