Being near the university also might allow you to pivot to a rental if the flip numbers go south during construction. 

Hi @Kiran Chaudhari,I can only speak for more than my local area which is the home of the University of Illinois and would be classified as a classic Big Ten college town. 

Also, I'm contemplating leaving my hometown, as I've been accepted into Fordham University, Rutgers University in New Brunswick, and the University of South Carolina, and I'm also waiting to hear back from several others.

I am in an excellent school district, right next to the tech hub, right next to the university.
