Their desire to rent temporarily has been for several different reasons including waiting on a suitable home to purchase, until their children finish school in a certain neighborhood, they don't want the bother of repairs, or as a separated parent to stay in the same vicinity as the ex for the kids' sake before setting roots in a more desirable area. 

Unless it is going to be an executive rental, you will want durable finishes.

Thanks @Matt Geerts it was a little rocky but it sounds like we should be able to get it to the finish line.

Otherwise, if you are selling a finished product, put it on the MLS where the buyer pool is huge!

If it's just a bad finish that should be easy enough to re work.

I just finished my Master's degree and looking for active income job now to help with conventional financing down the road. 

Some areas here you can be all in for maybe 50K-65K depending on finishes. taxes again depend on the area but anywhere from 1500- 4000.

I have just finished my enlistment in the United States Marine Corp.

However now asking many title friends, they say if the redemption period is finished, they can do regular sale and transfer.  

(And yes we are prepared for the unexpected).As for advice, I'm no expert at all, but staying persistent and give your 100% in whatever you start you finish.
