Jesse just like HUD usually you will have an occupancy rider that you sign at closing which is a legal document that states you will live in the property.If you do not then lender could claim mortgage fraud against you.FHA is 3.5% down for a reason.You will fight harder to save a place you live in and lenders know this.With investments you do not occupy they want more down to limit the risk you will walk away and default.

In real life, you don't have the same issues they seem to have each time, ie fight and cuss out with contractors, and the major added expenses of items uncovered after the purchase.That said, in real life rehabbing, you WILL have extra expenses each and every time, no matter how long you have done this or how good you are.
