So long as money is not asked for upfront and you have the option to use your own title company, my guess is that the only risk then is giving up your private information.

@Gavin Jex seems like they are trying to help you out, but exposing you to tax issues.As @Chris Seveney already pointed out, one of you will be taxed on the 0% interest loan as a "gift".The other issue is that you will get the property at $170k roughly, and then be exposed to capital gains of the difference between that amount and the market value.Highly recommend you speak with an Estate Planner for possible better options.

I am happy to help you but I have a lender that I use where clients pay $8k for a property and put 80k in it for $150k ARV so there are lots of options for value add.

To clarify, if I turn my primary into a rental and buy a second primary, then I have the option of doing a section 121 on either property?
