I used a property manager, because I lack time & expertise, and because I believe that I've found a great property manager.

The lawyers are there to answer any questions that you may have and their expertise is top notch as a few of the partners invest themselves.   

FHA is a government loan, not private sector.

My question for you BP Pros with more expertise in this area, is there a better way to handle this than to hold a note?

Hi @Derek Robinson - that is definitely not my area of expertise, but as a consumer of airbnb type properties in the Durham area, I think the market is under-served.

I'd strongly recommend working with an experienced commercial real estate broker that has expertise in the particular type of property you're dealing with.

@Robert Carson cash is king. no inspections will help also but you need to be seasoned in order to have the cash, expertise and knowledge to buy without inspections. keep at it and take your time.

@Shaun Gaffney Thank you for your input on the market, I would have to concur and I've heard similar things with those who are in the apartment and multi sector.
