How can I win a property

Hi all, I am currently working on finding flip by way of mls right now with plans to move to marketing campaign and eventually the brrr strategy but my problem is this, I live in Anne arundel county Maryland and I have now put in offers on 4 single families and have now lost each one significantly over list. I feel as though the margins are so slim that I can't go any higher but yet cannot understand how anyone else can go in any higher on these deals. I am using financing which does have cost associated over a pure cash buyer. Is the inventory just so low that everyone is fighting over and taking what they can get to stay busy or is there a lot of 203k buyers out there? Any help would be appreciated so I can figure out what to do to get my first property moving.
