Will be purchasing Ohio real estate for rentals and flips under LLC's. 

Then on the flip side I don't care what market it is.

@Abhay Sachar - I'm not an expert, but I've done a few flips and currently own two duplexes Milwaukee and agree with the earlier posts. 

I own a property in Panama that I have rented out (not much rental money in Panama), and would like to flip houses here Stateside.

Did you ever have a flip with no value adding needed or a very minimal upgrade?

Anything higher and you should be flipping because the better deals than that are hard to find.Have you ever owned rental property? 

Progression...started with a few flips, then a few value add 1-4 family rentals, then the apartment community.

Scenario 1:  live-in flips only during my 10 years to be able to pay cash for a beach home when I leave the fire departmentScenario 2:  1st purchase a 2-4 unit, live in one unit and rent the others.
