Not sure how to best deal with this passive-aggressive, lying landlord.I know that in the case of breaking the lease he is responsible for attempting to re-lease.

I was going to mention the same thing Steven Lowe said, I've heard of people trying to remove bank vaults and they can vary a lot in their resistance to such endeavors. 

If you're bringing the buyer and want to get paid, I'd suggest becoming a Realtor, since basically all you are doing here (finding a property on the MLS and selling it to a buyer) is attempting to practice real estate without a license.

I'm at the point now where I need to refinance the property to move it from my personal name to my LLC and attempt a better interest rate.

An attempt has been made to form an LLC/Operating agreement to protect from Liability as well as to transition into sale of the building as quickly as possible (in which a family meeting was held-all agreed to sell ASAP)  However, for whatever reason not all family members want to sign the LLC/Operating agreement.

I'm working to build my credit score before attempting anything.
