Pricing an old run down bank

I'm a typical buy and hold SFR investor but I came across someone who wanted to sell their building. Anyone have any experience in selling an old bank? How would I even start to find a comparable on this?

Is there a vault?  If yes, that's a considerable cost consideration as they can be extremely expensive to remove.
