I understand what you mean about the challenges of doing long distance investing.

Hi All, I am a flipper, so I do not know the answer to my daughter's question as to the best way for her to pay her rent.She and 2 roommates rent a cute little home from an elderly couple that is walking distance to their college campus.

Only now things are slow...I've got a nice business going right now that's keeping me busy in frac water sourcing - I've been out on my own for about ten months now and I've finally got my company to a point where it can be managed from a distance and I'd like to spread out into something new.  

When I made my trip and when I look online for deals, it's hard for me to comprehend that anyone would want to drive into campus, so I've kept my search within walking or biking distance.

I'm thinking I can take advantage of this using Brandon Turner's BRRRR strategy to buy a distressed property (in an A or B neighborhood) in Memphis using the HELOC to cover the discounted purchase price and rehab, rent it, then refinance it 6-12 months later into a conventional 30-year fixed, and repeat.But I've read on BP about the dangers of doing this long-distance, namely lack of boots on the ground to represent you and watch out for your best interests.Can anyone recommend the following to put on a Memphis team?

I was wondering if you can give me your opinion on this ad I will put on Craigslist and Zillow:Title: Walking Distance Fox School District -Walking distance to Fox School District.2 Bedroom, 1.5 Baths, Full Basement, w/d hook ups, plenty of storage, carport parking, Fully updated throughout, both bedrooms are large, with big closets and new carpet, both bathrooms updated, Eat In Kitchen is updated, freshly painted through out unit.

So if you buy in a great neighborhood with solid schools and no empty land within spitting distance you may get decent equity buildup over time via appreciation and principle paid down.

I don't like spreading too much, although I'm used to 90 minutes driving distance here in SF.

My full-time job is located within walking distance of Sage's Philadelphia office, so I am considering an in-person visit today if my title company does not receive an update.

I don't have much experience with investing at a distance,  but I do have a few rentals.
