Did a lot of interior renos (bathrooms, kitchen, repaint, fixtures, flooring) and added a bedroom.

If you are buying the property at a steep discount of let's say 70% of the ARV minus repairs, then the prices would need to crash 30% in a matter of months.

What if the property was just outdated (kitchen and bathroom) and I was able to rehab it and get it up to date thus forcing equity.
