5 unit trailer park. Park owned trailers.
What made you interested in investing in this type of deal?
There are multiple strategies to use such as selling the trailers, reselling since it was bought at a discount, or renting the trailers.
How did you find this deal and how did you negotiate it?
Found via circle prospecting (cold calling). Seller told his bottom price, which was well below market value.
How did you finance this deal?
partnered with a person who had other properties he was looking to get away from. Listed partners property to 1031 into this deal.
How did you add value to the deal?
Filling vacant units, doing some repairs, moving a trailer to an empty pad.
