To identify your best HML, I would recommend both networking with lenders at your local RE meetings (the way @Justin R. suggested), and reaching out to established HMLs from BiggerPockets' database for California (as suggested by @Sean Walton), which you can find here: https://www.biggerpockets.com/hardmoneylenders/cal...There are not that many, and it pays to connect with all of them, shop around, see which ones work best for you.

The type of work I typically do for investors can range from taking inbound lead calls and screening them based on criteria put forth by the investor, creating searchable databases with homeowner and property information from lists provided by the investor, setting up appointments with potential leads based on my clients schedule, and searching for potential deals in my clients target area.

I have great credit (over 750), and my mom is willing to manage the properties for free (she has an AS in business administration [studied real estate, but didn't make it due to personal issues at the time]), her fiance works as a general contractor and is willing to help fix up any homes for low pay/free on weekends or small cuts if flipping.
