Probate Question in Los Angeles

Hello BP,

I recently got a call from one of my buddies telling me that his Uncle just passed away. His Uncle has no children, no existing parents and no will during his passing. I quickly looked up some probate laws in California and it looks like the real estate will be divided between the remaining siblings. My friend wants to seize this opportunity to fix and flip the 3 homes left by his Uncle. What should our next steps be? I am unfamiliar with this process. Thank you BP.
