If they are already investors, they could help you locate / assess deals as well which is a plus as they will want you to be successful to help them be successful.  

Also something that quickly can show return on equity.Have you guys found anything out there that works well for all these functions and gives you a quick up to date dashboard for all your properties?

We work well together.

I am currently living in a rental as well. 

I have a stable job that pays fairly well for my age I guess, but I am not yet a $100,000 earner. 

Eventually someone will ask "Well ho much money do you need?"

I like the idea that I can keep an eye on the property closer, use local contractors that I know well, and in a market that I also know very well.

This has worked out well for me, but you do have to be close enough to stop by.

Maybe look at a Wintrust as well if you have a relationship with one of them.
