scheduling an inspection

I have a tennant that I'm a bit concerned about regarding the inside of the residence. If it's anything like the yard before I made him clean it up, it's going to be horrendous. I was just wondering, in your experience, what has been your most successful tactic for scheduling an inspection.. Thanks in advance!

     I agree with Mrs. Beach, 

    I would also suggest that you schedule an inspector or some sort of third party. Tenants like that can be a lot more hostile to a landlord they know is going to be upset with them. Best part about a 3rd party inspection is that the inspector can say "I'm just doing my job" and psychologically the tenants are a lot nicer and more understanding when they can say that. It is not a jedi mind trick but it is close.
