. :/ Anyone have creative ideas on how to rent in a non-peak season for a high rent?

There is a lot of room to be creative staying close to usual, customary and accepted practice, begin there!

In preparation, I will be practicing my underwriting skills on a closed multi deal in my target area every day.

I prepare the paperwork, notices and documents, but they sign everything.  

You better know those laws better than the tenant and be prepared at all times to evict if necessary.

Not to mention that an association wants to be prepared in the event a major loss takes place that insurance won't cover (I have one of those going on right now - $27k in mold remediation alone).  

Are you going to call up your CPA and say "hey I need you to defend the documents you prepared?"

I realize there is A LOT to learn, however, that is not above my capabilities.It is my intention to build a company which utilizes integrity and honesty helping the community with creative Real Estate solutions to achieve my financial success and stability.It is my goal to actually retire in 5 to 7 years and be able to do the things which retired people do, such as take my wife on a vacation (which we have never done & she is already retired), and just relax in general.This site was referred to by another investor contact previously in another venue, I came to check it out and I like what I see so here I am.
