Now these are cosmetic changes , if the complex needs roof replacement ( $ 30k ) and building needs paint ( $ 10k ) , asphalt is cracking ( $ 7k ) new hot water ( $ 5k ) , then that ROI % return will be shot .

I was recently fined summons that a 4 family unit that was built in 1952 with 2 electrical meters must have 5 meters for each floor including a landlord's meter, 2 additional boilers, 2 water heaters etc...The strange thing is the home has been in the same condition since it was built, no modifications and the utilities have been in our the landlord's name for over 10 years.

It is now towards the end of January and he’s only demolished the third floor bathroom, installed new water and drain lines, and put a sub floor down.

I recently had an issue where the tenants had a leak and I had to turn off the water, luckily the unit 1 owner who has the water shutoff in his utility closet was home.
